Welcome back to the Urban Nest Atlanta market update! This quarter (April through June) was a good one for Atlanta’s Historic Kirkwood neighborhood. While many of the other Intown neighborhoods are seeing signs of a slow down, home sales were strong and home prices experienced a modest increase year-over-year in Kirkwood. And the best part for home sellers… houses are still flying off the shelves and selling at or over asking price. Please enjoy the latest edition of the Kirkwood real estate market report for 2Q 2019…
2Q 2019 Kirkwood Real Estate Market & Home Values
HOME SALES
A total of 59 single-family homes sold in the Spring quarter of 2019. This is up 20% from the same time last year when only 48 homes sold.
HOME PRICES + VALUES IN KIRKWOOD
We witness a modest uptick in the average home sales price. The average was $490,550 — 2.2% higher than the same time last year. While 2.2% may not sound significant, several nearby neighborhoods actually declined in value.
* Home prices ranged from $260,000 to $850,000 in 2Q of 2019
* The median sales price was $479,000 (up from the 2Q 2018 median of $263,000)
* Less than 10% of the homes were new construction

HOW LONG DID IT TAKE TO SELL A HOME THIS SPRING?
Kirkwood real estate listings took 8 days to sell (median). That’s 20% faster than the same time last year. The average time to sell a home was 28 days (vs 40 last year).  Overall, great news for the neighborhood, but if you are thinking of selling in the near future, please make sure you get at least THREE pricing estimates from different local Realtors. It’s so important to price your home correctly in this changing market.
Also… an incredible 52% of the homes sold in the FIRST WEEK!
ARE BUYERS STILL PAYING TOP DOLLAR?
Kirkwood is SO hot, the buyers are still coming in with their best offers. This quarter homes sold at 100% of the asking price, on average.
An astounding 59% of the homes sold at or OVER the asking price.
