Welcome back to the latest edition of the Ormewood Park real estate market and home sales update. This Spring selling season didn’t perform quite as well as the previous year, but as you’ll see below, the savvy home sellers (and their agents) still had some big successes. For those that priced the home correctly when it was first listed and also made sure that it was ‘showroom ready’ for potential buyers still received multiple offers and sold in the first week.

Ormewood Park Real Estate Market Overview
HOME SALES
A total of 27 single-family homes sold in 2018. This is down by more than 20% from the previous year, as housing inventory levels decline and affordability issues grow with many potential home buyers.
HOME PRICES
Home prices in Ormewood remained fairly consistent compared to Spring of 2018. There was a small dip (1.2%) in the average sales price, going from $400,643 to $395,411 this Spring.
* Home prices ranged from $230,000 to $699,900 in 2Q 2019
* The median sales price was $364,900

HOW LONG DID IT TAKE TO SELL A HOME THIS SPRING?
Ormewood Park real estate listings took quite a bit longer to sell — 37 days (average) and 17 days (median). That’s 3x LONGER than last Spring when the median number of days on the market was just 5 days.
On a good note, 30% of the homes sold in the FIRST WEEK!
ARE BUYERS STILL PAYING TOP DOLLAR?
The best answer is… sometimes.  In the Spring of 2018, the average Ormewood Park home sold at 100% of the asking price. This year, buyers were negotiating about 6.7% off the asking price, so the average home sold at 93.3% of the listing price.  40% of the homes sold at 100% or more of the asking price.
