2Q 2019 Overview of the Oakhurst Real Estate Market
A total of 19 single-family homes sold in Oakhurst in the 2nd quarter of 2019. This is up slightly from the previous year, when 16 homes sold.
The average home sales price was down 3.7% this quarter – $669,500 compared to $695,038 last year. Because only a small number of homes sell each quarter in Oakhurst, the average sales price can fluctuate up or down fairly quickly. * Oakhurst single-family home prices ranged from $355,000 to $1,135,000
* Median sales price was $665,000 (up from $590,000 at the same last year!)
* The most expensive property sold in Oakhurst was on 3rd Avenue. It listed for $1.199M and sold for $1.135M!

HOW LONG DID IT TAKE TO SELL A HOME IN 2018?
Oakhurst real estate listings took 41 days to sell (median). That’s FIVE TIMES LONGER than the same time last year when homes sold in 8 days. We expect this trend to continue, as there are fewer buyers for the higher price point homes.
15% of the homes sold in the FIRST WEEK and all sold at or over the asking price. If you want top dollar and to see quickly, we highly recommend that your home is “showroom ready” and that you price at or slightly below the fair market value.
ARE BUYERS STILL PAYING TOP DOLLAR?
Yes and no. In the Spring of 2018, Oakhurst homes were selling at 99.8% of the asking price (almost full price!) on average. This year buyers were in a better position to negotiate and on average, homes sold at 96.5% of the asking price.
Interesting note: The homes that sold for full price (or higher) also sold in the first week!
