It’s time again for the City of Decatur 30030 Home Sales Report!  For the last decade, the City of Decatur market has been one of the strongest and most sought-after in Metro Atlanta.  A big part of this is the top-ranked Decatur City schools, the charming Downtown Decatur area, as well as all the historic homes, annual events, and some really nice people!

Overview of 30030 Real Estate Market

Home Sales

69 homes sold in the 1st quarter of 2020. That’s WAY UP – by almost 30% – from the same time last year.

Home Prices in 30030

The average single-family home price was $540,113.  That’s a modest 1.1% decrease from the same time last year when the average sales price was $546,581.    On a good note, the median home sales price spiked YoY from $459,000 to $535,000!

* Home sales ranged from $220,000 to $1,279,000

* City of Decatur home sellers paid more in buyer closing costs this quarter.  We averaged $4,748, compared to $3,728 last year.

How Fast Are Homes Selling?

Single-family homes in the City of Decatur sold in an average of 77 days – an increase of 12 days from the same time last year when the average was 65.  The median # of days on the market was only 21 days and that’s probably a more accurate reflection of the current market.

** 34% of the homes sold in the first two weeks.

SELLER TIP:  If you are thinking of putting your home on the market, make sure you have the latest real estate stats and price your home at or slightly below fair market value.  Not only will you be able to sell your home faster, but there is also a very good chance that it will sell between 98% and 102% of the asking price.

Are Decatur Sellers STILL Getting Top Dollar?

The list price to sales price percentage is 98.6% so buyers are negotiating quite a bit more off of the sales price  – a median of 2.4%.

33% of the Decatur homes sold at 100% or more of the asking price.
