A big part of this is the top-ranked Decatur City schools, the charming Downtown Decatur area, as well as all the historic homes, annual events, and some really nice people!

Overview of 30030 Real Estate Market
Home Sales
37 homes sold in the 1st quarter of 2019. That’s down by about 10% from the same time last year.
Home Prices in 30030
The average single-family home price was $618,563. That’s a 7% decline from the same time last year when the average sales price was $665,794. That may sound like a dramatic decline, but when you only have a small number of home sales the percentages can fluctuate dramatically. It is the first time we’ve seen a drop in quite some time, so be sure to check back for our Spring market update and hopefully, we’ll see the numbers bounce back.
How Fast are Homes Selling?
Single-family homes in the City of Decatur sold in an average of 74 days – an extreme increase from the same time last year when the average was 33. The median # of days on the market was 69 days (vs only 14 last year)and that’s probably a more accurate reflection of the current market.
** 27% of the homes sold in the first two weeks.
SELLER TIP: If you are thinking of putting your home on the market, make sure you have the latest real estate stats and price your home at or slightly below fair market value. Not only will you be able to sell your home faster, but there is also a very good chance that it will sell between 98% and 103% of the asking price.
Are Decatur Sellers STILL Getting Top Dollar?
The list price to sales price percentage is 95% so buyers are negotiating quite a bit more off of the sales price (5.0% on average). 27% of the Decatur homes sold at 100% or more of the asking price.
Most of the homes that sold for the full asking price also sold in the first week they were listed. It is more important than ever to price your home at the fair market value.
