Other Intown Atlanta neighborhoods didn’t have the best start to the year, but thankfully we have VERY good news to report for the Kirkwood neighborhood. This Intown n’hood has been on fire for the last 3-4 years and it appears that it isn’t cooling off yet. Below you’ll find the latest report, including all the recent home sales in Kirkwood.

1Q 2019 Kirkwood Real Estate Market Update
Home Sales
32 homes sold in the 1st quarter of 2019. That’s UP more than 10% from the same period last year.
Home Prices in Kirkwood
The average single-family home price was $491,740. That’s a whopping 19% increase from the same time last year when the average sales price was $412,471. Fingers (and toes) crossed that this trend continues throughout 2019.
- The median sales price of $509,500 was also way up from 1Q 2018 when it was just $430,000
- Home sales this quarter ranged from $259,000 to $839,000 — that’s also a big spike from the same time last year when the highest home sale was $660,000
- Almost 25% of the homes sold this quarter were new construction, so that could also explain why we witnessed such a big spike in the average sales price.
How Fast are Homes Selling?
Single-family homes in Atlanta’s Kirkwood neighborhood sold in 55 days (median), which was quite a bit faster than the 64 days in 1Q 2018.
** 29% of the homes sold in the first week.
SELLER TIP: If you are thinking of putting your home on the market, make sure you have the latest real estate stats and opinions on your home’s fair market value from at least two or three local real estate agents. Once you have a price range in mind, try and price on the lower end of the range. Not only will you be able to sell your home (much) faster, but there is also a very good chance that it will generate multiple offers and sell at full price or over!
Are Kirkwood Sellers STILL Getting Top Dollar?
Sometimes. The list price to sales price percentage is 96.7% so buyers are negotiating a bit more off of the sales price (3.3% on average).
For those homeowners that did price their homes correctly when first listed, 32% were able to sell their homes at 100% or more of the asking price.
Most of the homes that sold for the full asking price also sold in the first week they were listed. It is more important than ever to price your home at the fair market value.
