16.6-acre Little River Farms Prime Development Tract. Potentially Up to 10 Lots Possible - Frontage on Little River. • A prime 16.6-acre tract in the rear of Little River Farms/Little River Estates is now available for purchase, accessible though the private gate and road from the existing Little River Estates neighborhood. However, this approach will likely require approval of a time-consuming “major subdivision” plat from the City of Milton during the LDP process and installation of a common stormwater detention facility. • As an alternative to a lot development project, the 16.6-acre tract is ideal for an individual/family buyer looking for a secure “compound” or mini-farm property. The tract’s location on Little River and the large surrounding wooded properties create the ultimate tract for privacy and security. The tract contains an existing pasture of approximately four acres. • As mentioned above, access through Little River Estates’ private road is gated. A second security gate could be added at the tract’s entrance to create a large estate virtually unmatched in the area with regards to privacy and security. The tract is simply very difficult to access (even on foot) from anywhere other than Little River Estate’s private road, and no part of this tract is visible from a public roadway.
