HOME SALES

A total of 70 homes sold in Oakhurst in 2017. This is down about 10% from 2016, as inventory levels are still very low in this hot, hot City of Decatur neighborhood. One key factor that is driving home sales is new construction. 12% of the Oakhurst homes sold were newly built.

HOME PRICES

Thankfully one good thing did come out of having fewer home sales — it drove the average sales price up!. In 2017, the average sales price was $665,000 – a $25,000 increase from the previous year. We’ve seen larger spikes over the last 5 years, but even though home pricing may be leveling out, this is still a very strong real estate market.

* Oakhurst home prices ranged from $348,000 to $1,260,000 in 2017

* The median sales price was $622,500

* 12% of the homes sold were new construction

ARE BUYERS STILL PAYING TOP DOLLAR IN OAKHURST?

Yessir! The average listing price to final sales price percentage was 98.2%, so buyers are only negotiating 1.8% off the asking price, on average. If you are thinking of buying a home in Oakhurst in the near future, please note that most of the homes that are $600K and under are selling very, very close to the asking price and in some cases, well OVER the asking price. Make sure you and your Oakhurst real estate agent do your pricing research and offer accordingly!
