Before you scroll down to your county, please read these quick tips:  

  • The county tax assessor states a property value on which they will calculate the property tax for the calendar year in the Notice of Assessment (which is typically mailed directly to you)
  • The Notice of Assessment is sent to the owner of record as of January 1 in that tax year.  So if the property has been sold, either the seller who owned the property as of January or the buyer who currently owns the property may appeal.
  • You do not have to wait to receive the mailed Notice of Assessment – you can look it up at the county tax assessors website and we’ve provided the Metro Atlanta county website links below.
  • No taxes are due at this time, 2018 tax bills will be sent out later this year but your time to object to the value is now – you cannot wait until the bill comes out to appeal
  • All appeals must be filed within 45 days from the date of the Notice of Assessment
  • If a home’s Fair Market Value (FMV) is higher than expected, we encourage the owner of record to consider an appeal 
  • The assessment notice provides specific instructions on what you must do to appeal
  • Owners may represent themselves or hire someone to represent them (see our professional recommendation at the bottom of this article)

DEKALB COUNTY GA TAX ASSESSORS

Check your property’s current assessed value

In Dekalb County, the Annual Assessment Notices are mailed in late May or early June each year.  If you haven’t received yours yet, click on the link above to check the current assessment. You will have 45 days from the date on the notice to file an appeal should you disagree with the value.

You can appeal your property taxes online or via mail during the 45 day appeal period.  Get all the instructions for the appeal process on Dekalb County’s website.

FULTON COUNTY PROPERTY TAX ASSESSORS

Check your property’s current assessed value

You have 45 days from the date printed on the “Notice of Assessment” to appeal if you do not think it represents the fair market value of your property. Fulton County allows you to appeal online, in person, or by mail, with online being the most convenient option.  Click here to view your assessment and also begin the appeal process by creating an account and following the prompts.

COBB COUNTY PROPERTY TAX ASSESSOR

Check your home’s current assessed value

Like most of the Georgia counties, you have to appeal your property taxes within 45 days of the newly issued assessment.  If you haven’t received your Notice of Assessment yet, please click on the link above to check your property’s current assessed valuation and if it increased from last year. If it did increase substantially and you would like to appeal the value, download the Cobb County Tax Appeal Form here.

Cobb County does not have an online appeal option.  You have to hand-deliver or mail your appeal to one of the following addresses:

FORSYTH COUNTY PROPERTY TAX ASSESSOR

Check your property’s current assessed value

Notice of Assessment for personal property in Forsyth County will be mailed on June 22, 2018 (per their website), but you may be able to access it sooner if you look it up online – just click on the link above.

Property owners will have the opportunity to appeal their property value as shown in the assessment notice for 45 days after the date of the notice. There are a few different routes you can take with the tax appeal process in Forsyth County, so please visit their website for more information.

GWINNETT COUNTY TAX ASSESSOR

Check your home’s property tax assessment notice

In Gwinnett County, you will receive a notice with your assessed property value (or Fair Market Value) in the mail.  If you haven’t received it by now, please click on the link above to view a copy.  If you don’t agree with the current value, you can appeal your Gwinnett County property taxes online.  If you aren’t satisfied with those results, there is a second level of the appeal process.  Learn more about appealing your property taxes on the Gwinnett County Property Appeals website.
