Welcome back to the Kirkwood Atlanta market update! Even with all that’s happening in our world, we’re pleased to report that Kirkwood home sales fared pretty well! We witnessed a serious uptick in the number of homes sold and while the average sales price keeps fluctuating, homes were still selling quickly and for at or close to the asking price. 1Q 2020 Kirkwood Real Estate Market & Home Values
HOME SALES
A total of 49 homes sold in Kirkwood in the first quarter of 2020. This is up an astounding 53% from the same time last year when only 32 single-family homes sold.
HOME PRICES + VALUES
The average Kirkwood home price was $466,678 — down by $25K or 5% from the same time last year. There were quite a few new construction sales last year that could have inflated the average sales price, but we’ll definitely have to keep an eye on this in the months to come.
* Kirkwood home prices ranged from $199,900 to $868,000
* The median sales price was $430,000 (down from the 1Q2019 median of $509,000)
* Home sellers paid an average of $3,740 toward the buyer closing costs

HOW LONG DID IT TAKE TO SELL A HOME THIS SPRING?
Kirkwood real estate listings took 35 days to sell (median). That’s about 35% faster than the same time last year. The average time to sell a home was 52 days (vs 64 last year). Overall, great news for the neighborhood, but if you are thinking of selling in the near future, please make sure you get at least THREE pricing estimates from different local Atlanta Realtors. It’s so important to price your home correctly in this changing market.

ARE BUYERS STILL PAYING TOP DOLLAR?
Kirkwood is SO hot, the buyers are still coming in with their best offers. This quarter homes sold at 99.3% of the asking price, (median).
