It’s time again for the Ormewood Park real estate market update! While many of the Intown Atlanta neighborhoods experienced a dip in home prices last year, Atlanta’s Ormewood Park neighborhood finished 2019 on a high note. Many homes are still selling quickly at or close to the asking price and we saw a modest increase in the average sales price.

ORMEWOOD PARK HOMES SALES
80 Ormewood Park homes sold in 2019. That’s right on par with 2018 when 83 homes sold.
At the time of this post, there are 19 Ormewood Park homes for sale, so the inventory levels appear to be rising. (Translation: If you are shopping for homes in this hot Atlanta neighborhood, you’ll have more to choose from and may not end up in a bidding war.)

HOME PRICES
The average single-family home sales price is $429,454. That is up $28,000 (6.8%) from the previous year. The median home sales price was $410,500 – up about $20K from the previous year (or 5.2%).
Single-family home prices in Ormewood ranged from $221,000 to $838,000 in 2019.
CLOSING COSTS
Many home sellers are taken aback when the buyer asks that they pay all or part of the closing costs. This year, the average amount that the homeowners contributed towards buyer closing costs was $4,422. That’s about $1,000 more than in 2018 and we expect this trend to continue in 2020 and 2021.
HOW QUICKLY ARE HOUSES SELLING?
In 2019 single-family homes sold on average in 35 days. That’s right on par with last year.
The median # of days to sell a home in this popular Intown Atlanta neighborhood was only 13 days. That’s a more accurate representation of the current market.
