2017 Overview of the Virginia Highlands Real Estate Market
HOMES SOLD
81 single family homes sold in Virginia Highlands in 2017. That’s down significantly from the previous year when 2019 homes sold. The low inventory most likely contributed to the spike in home prices, as you’ll see in the next section of this market report.
VIRGINIA HIGHLAND HOME PRICES
The average single family home sales price in Atlanta’s Virginia Highland neighborhood is $848,899. That’s a remarkable $71,000 spike from the same time last year — about a 9% increase year over year!
- Single family home sales prices ranged from $420,000 to $1,725,000 in 2017
- The median sales price was $775,000
- Less than 10% of the homes were new construction and all but one sold for over $1M
HOW QUICKLY ARE HOMES SELLING?
In 2017, Virginia Highlands homes sold in 51 days on average. That’s down 10% from 2016. The biggest change was the median number of days it took to sell a home — only 13 days. That’s almost two weeks LESS to sell a home in Virginia Highland! ARE BUYERS STILL WILLING TO PAY TOP DOLLAR?
Definitely! The list price to sales price percentage is 97.4%, so buyers are negotiating about 2.6% off the sales price (on average). This was a solid increase from 2016, when the listing price to final sales price was only 95%. A 2% increase means $17,000 more for the average VAHI homeowner.

OUR FORECAST FOR 2018
Home prices / vales will continue to grow, but at a more modest rate
Time on market :: The higher priced homes ($1.2M and up) will sit on the market longer than in recent years, but homes in the lower price point (under $650K) will sell quickly and may still have multiple offers
Home sales :: Will stay on par with this year or dip slightly, as many home owners seek to better understand the new 2018 taxes and how (or if) property tax and mortgage interest deductions will impact their bottom line.
