Virginia Highland Home Sales Report for 1Q 2013

Virginia Highland (aka “The Highlands”) has always been one of Atlanta’s most popular neighborhoods, thanks to location, location, location AND some of the best restaurants, pubs, festivals and public schools in town.  It’s no surprise that home sales are WAY up now that the Atlanta real estate market is on the road to recovery.  If you think this might be the perfect neighborhood for you and your, view all the Virginia Highland homes for sale.

2013 Virginia Highland Real Estate Market Update

Virginia Highland home sales are on the rise!HOME SALES

Virginia Highland home sales were comparable to the same time last year (29 vs 27 homes sold), but that number in the multiple listing system (FMLS) may be low, as several homes sold BEFORE they even hit the market and were listed in the FMLS.

 

HOME VALUES / AVERAGE SALES PRICES

The average home sales price in VAHI spiked WAY up from the same time last year — $640K vs $476K (impressive!).  We are almost back to the values of the first quarter of 2008 ($640K vs $670K).

The 1Q 2013 home sales prices ranged from $324,000 to $1,350,000.

 

LISTING PRICE VS FINAL SALES PRICE

Homes sold on average, at 94.4% of the asking price. This is down from 1Q 2012, but still a fair number.  For those homes that were staged, marketed and most importantly, PRICED correctly, 17% sold at 99% or more of the asking price.

 

HOW LONG DOES IT TAKE TO SELL A HOME?

If you are thinking of selling your home in Virginia Highlands, one of the first things you will probably want to know is “how long will this take.”    The good news is that if you price your home correctly (at fair market value), it should take less than 30 days to sell in the current market – if you price it 1% to 5% below the fair market value, you will generate a bidding war and most likely sell well over the asking price.

Virginia Highland home sales were right on par with the same time last year (86 vs 83 days to sell).   Even though the average time to sell was 86 days, almost 29% sold in 15 days or less. 

 

SNEAK PREVIEW FOR 2Q

Now that we are one month into the 2nd quarter of 2013, home sales continue to be very strong in Virginia Highland — and inventory remains low.  There are only 29 homes currently for sale and more than 10 under contract.  View the latest listings available in VAHI.
