Oakhurst GA Real Estate Market Update (July-Sept)

It’s been a bumpy road for Intown Atlanta real estate, but many homeowners are starting to breathe a sigh of relief, as home values start to increase, bidding wars are commonplace, and many homes are selling in less than 30 days.


To give you an idea of how the Oakhurst Decatur market is faring, we created a quick market update of the Oakhurst home sales activity for the 3rd Quarter  of 2012 (July 1 to September 30) and compared that same time period for the last five years.   The graphs many not look that exciting at first glance, but want until you read some of the real estate statistics below!

Home values in Oakhurst, Decatur GA

Average home sales price is UP 10.4% from the same time last year and a whopping 26.9% from 3Q 2010

Just in case you’re curious, the average home sales price for last quarter was $397,894 — that’s the highest in at least 5 years.


Homes are selling in almost HALF THE TIME 

On average, Oakhurst homes are selling in 56 days, as comparted to 109 in 3Q 2011.    We are actually experiencing the LOWEST number of time on the market in over five years!

Almost 50% of the homes sold were under contract in less than 15 DAYS.


FULL PRICE home sales

This is the best real estate statistic in Atlanta right now — Oakhurst homes sold (on average) at 104.5% of the listing price!    That’s a huge spike from previous years and tells us that our cute little neighborhood is hot, hot, hot.

Of the 24 homes that sold in 3rd quarter, just over 30% sold for FULL price or slightly higher.

Oakhurst home sales, 830 Oakview Decatur 30030If you talk to anyone who is trying to buy a home in the City of Decatur or oh-so-popular Oakhurst neighborhood, they are sure to talk your ear off about the limited supply of quality homes for sale (especially 1920s bungalows and historic homes), extreme  bidding wars, and homes selling the day they are listed — or sometimes even before they are officially listed in the Atlanta Multiple Listing System.  If you consider the current demand and the fact that 30% of the homes in Oakhurst sold for at least 100% of the listing price and 50% sold in less than 15 days, it may be a good time for you to list and sell your home!
