2013 Oakhurst GA Real Estate Market Update for 1Q

HOME SALES

The number of Oakhurst homes sold in 1st quarter is the HIGHEST IN MORE THAN 6 YEARS!  It’s even up 40% from the same time last year.

 

OAKHURST HOME VALUES / AVERAGE SALES PRICES

The average sales price ($440,820) in Oakhurst is the highest it’s been in more than SIX YEARS (this may even be an all time high), thanks in part to the significant increase in new construction homes.  For those of you who are in your charming 1920s bungalow, no worries, your home’s value is on par with pricing in 2007 and 2008.

The 1Q 2013 home sales prices ranged from $180,000 to $825,000.

 

LISTING PRICE VS FINAL SALES PRICE

The listing price to final sales price was 99% — incredible!  On average buyers were only getting 1% off the asking price.

Almost 50% of the Oakhurst homes sold at or higher than the asking price.

 

HOW LONG DOES IT TAKE TO SELL A HOME IN OAKHURST?

If you are thinking of selling your home in Oakhurst, I’m sure you want to know how long is will take to sell your home.  If you want or need to sell your home quickly, this is definitely the market to make that happen.  On average, it took 63 days to sell a home in Oakhurst, but that number is slightly inflated due to several new construction homes that were listed in the MLS before they began building the homes.

40% of the homes sold in 9 days or less.
