Multiple offers seems to be the BEST indicator that the market is picking up.  With Atlanta first-time home

selling your Atlanta home to a first-time home buyer

 buyers coming out of the woodwork to claim their $8000 tax credit, homes that are priced under $350K seem to be selling in less than 30 days, often with MULTIPLE OFFERS!

In the last three months, I have been involved in more than a dozen multiple offer situations in the “Intown Atlanta” neighborhoods….including Kirkwood (FOUR different homes!), East Atlanta (two different homes), Candler Park, Ormewood ParkOakhurst (two different homes), Downtown Decatur, and the Oak Grove / Briarlake area.

If you are buying your first home (or even your 2nd or 3rd), it is SO important to have a Buyer’s Agent by your side.  Not only will they help you negotiate the best price on the home, they will know how to help you write the best offer when / if you get into a mutiple offer situation.

If you find your dream home and think there could be other interested buyers, there are a few things you can do to make YOUR offer more appealing to the sellers:

  • Be flexible with the terms
  • Keep the contingencies to a minimum
  • Allow seller to say in the home for an extra 48 hours or even a week after closing so they can get their affairs in order
  • Avoid “special requests” or keep them to the bare minimum – you can always negotiate them later in the transaction… once the seller has selected YOUR OFFER!
  • Add a special stipulation that you will not request any repairs that exceed $250 or $1000
  • Add a personal touch and include a letter to the seller with your offer – sellers often want to know a bit about he buyer and  also some reassurance that they are passing their home along to another family who loves it as much as they do
  • And of course, offer them the most you are willing to pay for the home.  It is so important to put your best foot forward, as you may only have one chance

Kirkwood Atlanta Real Estate – Market Update & Homes for Sale

The Spring season is officially here and the real estate market in Atlanta’s Intown neighborhood, Kirkwood, seems to be weathering the storm. 

Here’s a snapshot of the home sales activity in Kirkwood today:

  • Currently, there are 109 single family homes on the market in Kirkwood Atlanta, ranging in price from $32,500 to $699,900
  • Three homes are under contract
  • 21 homes sold YTD at a 95.5% list to sales price ratio (which is much higher than the Metro Atlanta list to sales price ratio of 90.1%)
  • Current Absorption Rate = 12 months
  • # of Days on the Market = 56 (GREAT compared to the 2008 Kirkwood average of 66 and the current Metro Atlanta average of 90)

Overall, the quality of the current inventory is lacking, so the quality renovations and bungalow style Kirkwood homes are seling within the first 2 to 5 weeks they are on the market.

Atlanta Real Estate Market – KIRKWOOD Home Sales in 2008

The results are in! 

2008 was a challenging year for many areas of Metro Atlanta, but Atlanta’s popular intown neighborhood, Kirkwood fared quite well overall. 

To follow is an overview of the sales activity in Kirkwood  from 2006 and 2008.

SO WHAT DO THE NUMBERS ACTUALLY MEAN TO YOU?

  • NUMBER OF HOMES SOLD IN KIRKWOOD — The number of homes sold year over year declined 16% from 2006 to 2008, but only 3.3% from 2007 to 2008. 
  • KIRKWOOD HOME PRICES — The average home price in Kirkwood spiked in 2007, partially due to a higher number of new construction home sales, high-end bungalow renovations, and the completion of the new Kirkwood Village.  The average list price AND the average sale prices in Kirkwood were much lower in 2008 due in part to the higher number of foreclosure homes.  I will say that the high quality bungalow renovations are still demanding a price similar to 2006 and 2007.  It isn’t an exact science, but quality updated homes are almost always the first to sell in any neighborhood — and even in this market, we are still seeing multiple offers.
  • HOW MUCH DID SELLERS REDUCE THEIR ASKING PRICE?  The percentage of list price to sale price ratios remained fairly constant over the last three years, which tells us that sellers and their agents are doing a good job pricing the homes correctly.  Using the average percentage from 2006, if a home was listed at $300,000 the average final sales price would be $291,000.  In 2008, the $300,000 home (on average) would sell for $288,000.
  • HOW LONG DID IT TAKE HOMES IN KIRKWOOD TO SELL?  The number of days that a Kirkwood home was on the market has also remained fairly stable — approximately 6% longer from 2006 to 2008.  If you are thinking about selling your home in Kirkwood — or any neighborhood — it is so important to price you home correctly the FIRST time.  Research tells us that your home will sell faster and for a higher price.
