North Metro Atlanta Real Estate – Homes for Sale in Cumming GA

Called the “Gateway to Leisure Living,” the city of Cumming offers the best of small-town living. With about 4,200 residents in 2000 to almost 6,000 in 2005 (per the US Census), this small town is growing by leaps and bounds over the last few years.

Cumming, GA has also experienced rapid commercial and residential development, epsecially in the areas surrounding Lake Lanier.  New developments / subdivisions include John Willis Homes’ Creekstone Estates and Hedgewood Properties developments, Westbrook and Newgate at Windermere.

CUMMING HOME PRICES (Zip code 30040 and 30041):

For a 3 bedroom / 2.5 bathroom town home, you will usually pay $175,000 to $275,000

For a new construction 4 bed / 3.5 bath single family home, the prices range from $150K to $1.4M.  The average is about $485,000.

PROPERTY TAXES in FORSYTH COUNTY 

Cumming / Forsyth property taxes are usually a bit lower than Cumming’s neighbor Alpharetta, so this area is very attractive for many families and they are making the move from Cobb County to Forsyth County. 

Annual Taxes — Overall, plan to pay 1.25% to 1.5% of the purchase price every year.  (Example on a $500,000 home, your taxes would be $6000 to $7500 per year)

After MULTIPLE OFFERS , I am happy to report that this charming 4 bed / 2 bath home in East Cobb has officially SOLD for FULL PRICE!

The sellers, Eric and Susanna, worked so hard remodeling their home and it really paid off.  They were such a pleasure to work with and they took all of my recommendations and ran with them. 

I think that we received multiple offers and sold for FULL PRICE for several reasons:
