Atlanta Homes Values are UP Almost 40%

Atlanta Home Values and real estate marketWe are half way through the 3rd quarter of 2013 and hope that it measures up to last quarter’s housing reports, when Atlanta home values rose almost 40% YTY. It really is AMAZING! More and more Atlanta home owners who have been under water are now able to put their home on the market — and many are making big profits! Here are a few highlights from 2Q…

 

ATLANTA 2Q REAL ESTATE MARKET UPDATE

April 1, 2013 – June 30, 2013 (2nd Quarter) | Single Family Homes in Atlanta GA

HOME PRICES

  • The 2Q median sales price was $192K — up almost 40% from the same time last year ($135K)
  • We also report on several specific intown neighborhoods and several experienced an increase in the average sales price of almost $100,000 from the same time last year. Yes, $100,000!
  • For Atlanta homes under $800K, it is a SELLER’S MARKET!

 

DAYS ON MARKET

  • In 2Q 2013, it only took 45 days to sell a home, on average — compare that to 130 days in the bottom of the market and this is an INCREDIBLE improvement!
  • In many of the Intown Atlanta neighborhoods, like Oakhurst and Candler Park, over 50% of the homes sold  in 15 days or less

 

LISTING PRICE VERSUS FINAL SALES PRICE

In 2Q, Metro Atlanta sellers received 95.8% (median, not average) of the listing price. In 2010 and 2011, sellers only received about 85% of the asking price.  If you are selling a home in this market, we highly recommend that you price your home at fair market value or slightly below and you will most likely create a bidding war for your home and sell it for TOP dollar. If you are in the market to buy an Atlanta home, be prepared to offer the full asking price or even slightly more to avoid (or win) a bidding war.
