2012 Kirkwood Real Estate & Home Sales Report

HOME SALES

The number of Kirkwood homes sold is the highest its been in at least five years.  180 homes sold in 2012; up 36% from 2011 and over 12% from 2008.

 

HOME VALUES / AVERAGE SALES PRICES

The average home sales price in dropped a bit from the previous year ($186K vs $200K), as the first half of the year was low and the average sales price dramatically spiked in 4Q — from the mid $170s to the $220s.

The 2012 home sales prices ranged from $16,200 to $650,000.

Surprisingly, over 40% of the homes sold were distress sales under $100,000.  Hopefully many of those homes will be fully renovated and re-listed this Spring!

 

LISTING PRICE VS FINAL SALES PRICE

In Last year the average was 98.7% —  a dramatic increase from the past three years and highest it’s been in 5+ years.

Over 25% of the Candler Park homes sold for OVER the listing price!  Please note that a large majority of the homes were foreclosures or distress sales that were priced under $100K.

 

HOW LONG DOES IT TAKE TO SELL A HOME IN KIRKWOOD?

If you are thinking of selling your home, the most homeowners want to know “how long will it take to sell my house?” or how many days can we expect it to be on the market.    If you price your home correctly (at fair market value), it should take less than 30 days to sell in the current market.

 

The good news is that in 2012, homes sold 34% faster than they did the previous year and the average time was 66 days (versus 100 days in 2011).   Almost 30% of the Kirkwood homes sold in 15 days or less!
