2012 Candler Park Real Estate Market Report & Home Values

Candler Park has always been an Atlanta favorite and if you are looking for location, location, location, this Atlanta neighborhood has it all, so it is easy to see why we have GREAT news to report about the Candler Park real estate market and current home values!

 Centrally located between Little Five Points (L5P), Inman Park, Lake Claire and Druid Hills and is less than 5 minutes away from Downtown Atlanta.  This hip “intown” neighborhood has lots of character — from the 1920s Craftsman Bungalows to some of the best restaurants, pubs and parks in Atlanta.  Every year there are more than a dozen annual festivals, including the the Sweetwater 420 Festival, Halloween Parade, Mid-Summer Music Festival and Candler Park Fall Fest.  If you think this might be the perfect neighborhood for you, view all the Candler Park real estate for sale.

Single Family Homes Sold in Candler Park | Atlanta, GA | 30307

The number of homes sold is up 40% from 2008 and almost 50% from the bottom of the market.  (This was so impressive that we had to triple check the sales data!)



The average home sales price in Candler Park was very close to the previous year ($412K vs $411K), but is definitely up from the low of $389K in 2010.

In the second half of 2012, we witnessed a dramatic increase in the average sales price.  In 1Q and 2Q the average was in the $390s and it rose to about $455K in 3Q and 4Q 2012.

The 2012 home sales prices ranged from $77,000 to $810,000.



In Last year the average was 95.4% — and as you will see in the chart to your right, that is a dramatic increase from the past three years and highest it’s been since 2008.

Over 10% of the Candler Park homes sold for OVER the listing price!



If you are thinking of selling your home, the most homeowners want to know “how long will it take to sell my house?” or how many days can we expect it to be on the market.    If you price your home correctly (at fair market value), it should take less than 30 days to sell in the current market.


The good news is that in 2012, homes sold 22% faster than they did the previous year and the average time was 94 days (versus 120 days in 2011).   Almost 30% of the Candler Park homes sold in 15 days or less!
